Worthington originally began making a name for itself through
the development and building of bundled golf communities in southwest Florida,
where each home purchases included an equity golf and country club membership.
Each community featured an 18-hole championship golf course designed by Gordon
Lewis. The site plans were designed for 100% lake and golf views for the
residents.

The
goal of The Worthington Group's land acquisitions has been to assemble
developable tracts of land in the path of growth. The land plans created by
Worthington are sensitive to the local environmental features, housing
demands, desired amenities and community aesthetics. The communities
generally include a wide variety of residential dwelling types with the
flexibility to change products depending on varying market conditions. The
current trend of including retail and office components within communities to
provide convenience for residents has been very successful.

Arborwood
A major Development of Regional Impact (DRI) near Interstate 75 and Daniels
Parkway in South Fort Myers, Florida, Arborwood encompassed over 2,500 acres
and required assemblage of 55 individual parcels. The land plans included
four distinct residential communities with a central commercial hub, as well
as sites for emergency and governmental services and a elementary and middle
schools. The project required the extension of a major north-south arterial
roadway, Treeline Avenue and several east-west collector roads, along with
all of the associate utilities. Worthington established the Arborwood
Community Development District (CDD), a unit of local government authorized
to issue tax exempt bonds, to fund the project's master infrastructure. In
addition to the DRI zoning the property was annexed into the City of Fort
Myers and required extensive environmental permitting. A significant portion
of the project is currently being developed by Centex Homes and GL Homes.
Stoneybrook at Gateway
In 2000 Worthington acquired 337 acres in Fort Myers, Florida, as part of a
major land purchase and chose to re-market the property with a residential
land plan with a variety of housing options. Worthington secured zoning and
construction plan approvals for 1000 residential units and the parcel was
purchased and developed by US Home/Lennar Corp as Stoneybrook at Gateway.
Colonial Country Club
As part of the same land acquisition that secured the land for Stoneybrook,
Worthington obtained 750 acres east of Interstate 75 along a major
thoroughfare, Colonial Boulevard (S.R. 82). Worthington planned, zoned and
entitled the property for 1600 single and multi-family residences and an
18-hole golf course designed by Gordon Lewis. Pulte Homes purchased the
parcel from Worthington in 2002 and has successfully completed development
and sales in the community.
Palomino Estates (Reflection Isles)
As part of the same land acquisition that secured the land for Stoneybrook,
Worthington obtained 444 acres west of Interstate 75, north of Daniels
Parkway. Worthington planned, zoned, designed and entitled the property for
700 residences with significant preserve areas and open space. Engle
Homes/Tousa, Inc. purchased the parcel from Worthington in 2004 and is
successfully developing the community now known as Reflection Isles.
Arlington Country Club (Vasari County Club)
This 376 acre Bonita Springs, Florida tract located west of Interstate 75,
south of Bonita Beach Road was assembled by Worthington in 1998, and taken
through the design and entitlement process, zoned for 799 residential units
and an 18-hole golf course. In 2000 sold the property and in 2001 Taylor
Woodrow Communities purchased the parcel and developed Vasari Country Club.
Myerlee Country Club
Proposed redevelopment of an aging golf country club on 72.6 acres in Fort
Myers, Florida to include zoning and approvals for 250 additional
multi-family dwellings in mid-rise condominiums, modifications of the golf
course, and new clubhouse facilities.
